The go-to program for first-time buyers. Low down payment, flexible credit requirements, and gift funds allowed for your entire down payment.

VA

0% down for veterans

If you or your spouse served, VA loans offer zero down payment, no monthly mortgage insurance, and some of the most competitive terms available.

Conventional 97

3% down

Only 3% down with potentially lower mortgage insurance than FHA. A strong option if your credit score is 620 or higher.

CalHFA DPA

Down payment assistance

California's own program to help first-time buyers with down payment and closing costs. Income limits apply, but many buyers qualify.

Chenoa Fund

Down payment grant

A nationwide program that provides down payment assistance as a grant or forgivable loan. Available across most of our 24 licensed states.

HomeReady / HomePossible

Income-flexible

Designed for low-to-moderate income borrowers. Allows non-borrower household income to help you qualify, and down payments as low as 3%.
